Green Belt Site - Housing Land

Project Brief

Prime Land Consultants project managed the promotion of this 5 acre greenfield site through planning process and out of the green belt within Glasgow City.

We coordinated a professional team including planning consultants, consulting engineers (who advised on traffic, services and site remediation) and architects to promote the site through the local development plan. We had to demonstrate that the site was deliverable and effective to negative planners.

Because the site was green belt and therefore long term, strategic land, the whole process took 9 years which was a result of the unnecessarily slow planning process.

Challenges

Green belt site, but with initial planning prospects not good. Ground conditions poor. Infill site which had been controversially designated green belt. Red tape of planning system to work through. Some Local political opposition.

Opportunity

But with shortfall in housing land in Local Plan. Infill site which should not have been previously designated green belt. Councillor agreed that this was an anomaly. Strong market area close to shopping and schools.

Outcome and Sale

Only 3 sites were released from the Green Belt in the City of Glasgow Local Development Plan review. This was one of the sites. Housebuilder purchased after securing detailed planning permission for 49 houses.

Sold to housebuilder Briar Homes in an off-market deal in March 2020.
