The buyer of this care home site had decided not to build the development himself and was looking for an experienced land agent, a specialist in the care sector, to dispose of the site, so they contacted Prime Land Consultants. The care development opportunity was:

• 1.5 acres of fields on the edge of the coastal town of Rye.
• Adjacent to the local hospital.

However, the site had technical and physical constraints, including an overhead cable which had to be buried underground. The redevelopment also needed the agreement of a local GP practice.

Prime Land Consultants’ colleague in London was instructed to dispose of the site to one of the UK’s leading care charities, subject to obtaining planning permission.

Consent was obtained for a 60-bed care home for residential, nursing and dementia care. The site sold was sold successfully with planning consent.
