Challenges
This project involved the sale of a site with planning consent for Care use, but where the owner hadn’t been able to find a buyer.
- The care home had secured detailed planning consent in 2023.
- The right buyer had to be found for the site.
- A large amount of recently consented construction was taking place in and around the site.
Outcome and Sale
Prime Land’s London colleague sold the care site, doing all the legwork necessary to secure a buyer. Site was outside the settlement boundary although an outline planning consent was already in place.
A lot of work goes into these transactions. Selling land is much more complex than a house sale. It involves knowledge of technical constraints, preparing detailed particulars and knowing and nurturing relationships with all the parties involved.
Selling these complex sites also involves contacting the local council town planning team, answering queries and chasing up potential operators, amongst other essential tasks.
